Sometimes buyers will not even make a reasonable offer on your home because they are concerned about offending you. Please remember, the first two to three weeks of showings are crucial. Studies have shown that interest in a home typically wanes after a few weeks, so there are fewer buyers for that home when the price falls. When the price falls, buyers tend to think there is something wrong with a home that has not sold right away. They may believe the seller dropped the price because a major defect was discovered.

Price reductions hurt! They hurt the seller and often will cause a buyer to wonder how much lower the price could drop. Buyers will often belived they can offer even less after price reduction. 

In real estate, time is the vampire. The longer your house sits on the market, the more it will end up costing you.  To get top dollar, you need to initially price your home competitively.
